London AI Office Leases Increase Tenfold in a Year
Surge in London AI Office Space Leases
The amount of office space leased by artificial intelligence (AI) firms in London has increased more than tenfold in the past year. Data from real estate analysts CoStar shows that in April 2026 alone, companies whose core business is the creation of AI models leased over 450,000 sq ft of office space. This represents a significant increase compared to the 2025 average of 40,000 sq ft.
Growth Centered Around King's Cross and Market Outlook
Almost half of these deals were for offices in areas around King's Cross and Euston stations, known for their good links to Cambridge and London's educational providers. Patrick Scanlon, CoStar's senior director of market analytics, described this as "almost a graduation moment for the sector... This isn't looking like a bubble," adding that there is significant latent demand from AI firms in the market. Microsoft recently agreed to lease the 100,000 sq ft Film House in Soho.
